PROJECT MANAGEMENT

TRUE NORTH PROJECTS can assist both home owners and developers with our extensive building expertise managing the project as the Owner's Representative during the construction process with the builder and/or sub-contractors.

• Due Diligence   We perform professional comprehensive assessments of proposed projects and ascertain the physical and financial feasibility of the project helping you to make an informed and financially sound decision of whether to proceed.

• Dilapidation Reports   A dilapidation report , also known as a Property Condition Survey, is an essential assessment of the condition of your property and its surrounding improvements such as buildings, pools, fences, walls, driveways, etc., to make a record of their condition before any work commences.

• Development Management – We will manage part or all of the elements associated with the development of a project which includes:

                       - Design management
                       - Authority approval
                       - Project delivery
                       - Handover

• Project Management

                       - Prepare realistic construction budgets 
                        -Prepare design and construction time line schedule / programme
                       - Prepare design and/or construction scopes of work
                       - Represent the building Owner in all aspects of the design, construction & contract administration.
                       - Manage all aspects of the work to ensure compliance with plans, specifications, quality controls, 
                          budget & timeline
                       - Prepare defects lists and manage the completion & final certification of the work

• Superintendent

                      - Represent the property owner in supervising the day to day operations of the building works 
                         confirming the work is being done in accordance with specifications to avoid future defect issues.

• Delivery

                     - Procedures and implementation for the handover of completed residential projects, including mixed
                       use strata and stratum subdivisions.
